Minimum property price

To obtain a residence permit through the purchase of real estate, you usually need to purchase a property worth at least BGN 600,000 (approximately EUR 300,000). The price may vary depending on the region, but this is the minimum threshold for applying for a residence permit.

Type of real estate

You must purchase real estate for personal use, such as a residential apartment, house, or plot of land. Purchasing commercial real estate or investing in a project does not automatically entitle you to a residence permit.

Temporary residence permit

The purchase of real estate in Bulgaria entitles you to a temporary residence permit for up to 1 year with the possibility of extension. It is important to comply with the renewal deadlines and to confirm that the property is used for personal purposes (e.g., it is not rented out permanently).

Extension and transition to a permanent residence permit

After 5 years of continuous residence in Bulgaria, you can apply for a permanent residence permit. This is possible if all requirements are met, such as no violations of the law and proof of residence in the country.

Citizenship

After 10 years of continuous residence in Bulgaria with a permanent residence permit, you can apply for Bulgarian citizenship if you meet all the requirements, including proficiency in the Bulgarian language and knowledge of the country's history.
